To kick off 2020, we visited STANLIB Listed Property to find out more about their views on property both globally and in South Africa.

During this 1-hour webinar, host Stephen Backhouse had a conversation with STANLIB’s Head of Listed Property, Keillen Ndlovu, and Senior Portfolio Manager, Nesi Chetty, about their fund philosophy and the state of the property sector.

About the webinar

The local property sector continues to navigate a tough environment with low economic growth and a mixed outlook on fundamentals. Local companies are still supported by growth in specific sectors such as self-storage, consolidation in the market and property companies expanding offshore particularly into Eastern Europe. As noted earlier in 2019, the sector may be in a “slump” compared to previous years of stellar performance however, a boost in economic growth provides a significantly brighter outlook.

Global property as a sector continues to maintain consistent performance. An abundance of sub-sector and regional opportunities allows an experienced asset manager to focus on growth trends and obtain yield through allocation. While growth in developed markets may be low, monetary policy is supportive, management and governance have matured and importantly the continued tech disruption in many markets provides new growth.

Industry experience: 15 years

As Head of Listed PropertyKeillen manages one of the largest and most successful listed property fund in South Africa, the STANLIB Property Income Fund. After beginning his property career with Standard Bank Properties in 2004, Keillen transferred to STANLIB in 2005 as a listed property analyst.

After becoming a full-time fund manager in 2008, he successfully assumed increased responsibilities and fund management exposure, and was appointed head of STANLIB’s Listed Property team in 2010.

The Listed Property team has won numerous awards over the years and under his tenure has expanded its listed property offering to global property markets. Keillen is a regular commentator in the media on listed and commercial property issues.

NESI CHETTY​

Industry experience: 18 years

As senior portfolio manager, Nesi, who manages the largest listed property fund in SA, the STANLIB Property Income Fund, joined STANLIB in 2019 to co-manage local and global listed property.

His career in investments began at RMB in 2002, where he was a member of the consumer industrial team and also held non-consumer research responsibilities.

Nesi later became head of Financials at RMB Asset Managers, responsible for Banks and Life Assurance companies. He also managed the award-winning RMB Financials Fund. In 2010, he was appointed as a fund manager and head of Property for Momentum. He managed the flagship Momentum Property Fund for over a decade and was responsible for asset allocation, research, strategy, and fund management within the Property Investments business.

Nesi is a regular market commentator on property, equities and broader financial markets.

Stephen is a business development specialist with over 11 years’ experience in the asset management and platform industry. Stephen’s focus is all aspects involved in forging long-lasting relationships with strategic partners, more specifically the Discretionary Fund Managers and large Key Accounts, who are influential partners in our industry and are important stakeholders for the future proposition of INN8.

He was previously the head of Marketing and Business Development at STANLIB, where he was responsible for the Standard Bank relationship. Stephen obtained his Bachelor of Commerce from Rhodes University, and his Honours in Financial Analysis and Portfolio Management from the University of Cape Town.
